A multi-tiered private car park on the edge of Houghton Hall Park has become underused due to changes at Whitbread (sale of Costa to Coca-Cola) and Whitbread's decision to continue to allow staff to work from home. This has lead the company to explore how it can make the best use of the under-used car parking spaces at Nimbus Business Park.

One option being considered is to permit the storage of Amazon delivery vans. Amazon Dunstable delivery depot is expanding but has an under-supply of parking.  Due to height restrictions on lower decks, they would have to be limited to the upper deck.  That would require a separate outside ramp with a 10% slope. Creating

the slope would result in the loss of a lime tree and 11 parking spaces.

The repurposed top deck would generate approximately 368 two-way vehicle movements during a typical weekday;  a reduction in as much as 264 two-way vehicle movements during a typical weekday. Van movements at the application site would not generally coincide with the peak periods of operation of Whitbread.

The tiered parking already exists and is not an intrusion into Houghton Hall Park views.
