Living Space breaks ground at EPC A-rated affordable housing scheme in Houghton Regis

  • Living Space has commenced construction on 57 EPC A-rated homes in Houghton Regis, for affordable housing provider Stonewater.

The EPC A-rated homes will be delivered at a 1.8 Ha (4.45 acre) site off Bedford Road (B5120), a mile from Houghton Regis town centre, and will be available for affordable rent and shared ownership.

The 57 detached, semi-detached, and terraced homes will be constructed in red and orange brick with occasional white render to the top floor. The design will be tenure-blind and local materials will be utilised to replicate nearby dwellings.

Amongst the UK’s most eco-efficient affordable dwellings

The scheme has a construction value in excess of £10m and features a mix of one-, two-, three- and four-bedroom homes. They will be installed with air source heat pumps and PV roof panels.

All of the homes have been designed to National Design Space Standards. The layout plan features landscaping and ecological enhancements, as well as an attenuation pond, new planting, and landscaped Public Open Space.

Paul Breen, managing director of Living Space said, “An EPC A rating is the highest possible for new homes, illustrating the energy-efficient credentials of the specification we will be delivering at this Houghton Regis development.

“The scheme will not be reliant on any gas supply, and a high proportion of the renewable energy required to power the homes will be generated by the solar PV panels fitted to each roof.

Last month Mr Breen said, “We are delighted that our plans for this quality development have been given the green light by Central Bedfordshire Council. We can now make preparations to break ground and commence construction in the coming weeks.

“With such easy access to the M1, the enviable transport links and employment opportunities around Dunstable and Luton make the communities of Houghton Regis and Bidwell ideal for expansion. For the benefit of everyone in the locality, an array of new facilities and amenities will be delivered alongside the eco-efficient modern homes. Varying types of affordable housing in Bedfordshire

Living Space has a total of 674 residential plots under control, representing a combined value in excess of £113million. The Solihull-based business is on track to deliver at least 20 developments over the next two years.
