A proposal for a new development says that '60 new affordable homes and associated landscaped areas and infrastructure', will aim to 'respect the local character and respond to specific site constraints and opportunities. It's been submitted to the Central Bedfordshire Council planning department. According to the public Design and Access Statement, 'It will provide new amenities for the community and a footpath network that will enhance the wider context pedestrian connections.'


This development site is located in Bidwell, a hamlet of Houghton Regis parish, approximately 1km to the northwest of Houghton Regis Town Centre, situated to the west of Bedford Road, and on the opposite side of the road to Dunstablians Rugby Union Football Club.

The proposal includes a mix of one and two bedrooms maisonettes and two, three and four bedroomed houses. All units are designed to National Design Space Standards.


A limited palette of facing materials is proposed, consisting of red and orange brick and with occasional white render to top floors and simple brick details. In line with the walling strategy, the proposed roof materials also respond to the local character assessment and materials used on the surrounding developments.


The vegetated site boundaries will be retained, with boundary treatments for the proposed new homes identified within the strategy plan provided here.


A low-speed environment will be created, with vehicular access from Bedford Road and additional non-motorised connections with the adjoining development. Street types are based on the Bidwell West approved Design Code standards (approved June 2015).

112 parking spaces are allocated, plus 9 spaces for apartment parking, and 15 unallocated visitor parking spaces.

2. Site History: "NLP345"


Site area forms part of strategic green infrastructure according to adopted HRN Framework Plan.
The site was identified in 2014 as potential residential land in Central Bedfordshire Council's call for sites when it was described as 'NLP345 Bidwell Farm House Bedford Rd Bidwell LU5 6JS 1.8754 hectares.'  

In 2016 site NLP345 was subsequently withdrawn from the Local Plan process but it was being considered for residential use as part of a larger submission along with site ALP260, "The Bidwell Vision, Land at Bidwell and Parcels Comprising the Bidwell Vision, Bidwell" for which up to 499 homes were to be considered. The Stage 2 assessment concluded, “Currently, the site is not appropriate as Bidwell has very little in the way of infrastructure. However, the permitted Houghton Regis extension will help to provide all the infrastructure requirements needed plus the construction of the link road to the A5 will help make the site more accessible.
"Consultee responses are generally positive about the site, any negative impacts are likely to be overshadowed by impacts from the Houghton Regis North development, although further assessment would be needed in regards to flooding and drainage. Therefore the site is worthy of further consideration, with the exception of the parts of the site which have already been allocated for Green Space as part of the Houghton Regis North Development Brief"
