Barratt Homes Building Plans for 309 Homes on Linmere Site

5,150 homes were approved for the Linmere site north of Houghton Regis in Outline Application CB/12/03613/OUT. Last week a further tranche of building plans for 309 dwellings for Barratt Homes were revealed in a reserved matter planning application number CB/20/00449/RM. Target Date for Decision: 18 / 05 / 2020

These homes will be accessed from a new road already constructed off Sundon Road, and from a roundabout constructed at the time the Woodside Link was built. Of these 309 private dwellings, 31 are classed as affordable. The stated density is  54.3  D/Ha.  On the perimeter of this site, building heights will be 3, 4 or 5 storeys high, with 1, 2 and 2.5 storeys in the middle.

A proposed bus route is expected to run along Sundon Road, to the southeast of the application parcels,  and then along  School  Road  (to be delivered by others)  towards the  Local  Centre.  Bus stops strategically situated on these roads will afford convenient access to,  and contribute to the creation of a sustainable bus network.

To the east of this site, a new park will be made, known as Chalton Gateway Park. Most of what you will want to know is included in the Design and Access Statement (pdf - download). The plans include landscaping, road surfaces, cycle routes, cycle racks, walking routes, primary traffic routes, parking allocations per home, colour and building material schemes.

On crime and safety, the Design and Access Statement includes, “Spaces are also designed for safety, to be overlooked and inclusive for all users.  Crime prevention has been addressed,  through a  design response which allows for visual overlooking of parking and shared amenity areas from habitable room windows. Areas of defensible planting will be specified directly in front of windows and a considered lighting scheme will be implemented. ”
